Services

Residential Brokerage

We list and sell properties through the numerous Multiple Listing Service organizations to which we belong. Unlike many brokers who are members of one local region's MLS, our reach is far broader, from the Catskills to the Bronx.  Therefore we can expose your property not only to the maximum number of prospective buyers, but to close to 10,000 active agents using the same MLS's to find properties for their buyers. We also employ very aggressive marketing techniques in order to drive more qualified and ready-to-buy prospects to your property's front door.

Investment & Multi-Family Property

While we sell all types of residential property, our experience in listing and selling multi-family and investment properties makes us invaluable to sellers. We have expanded our range of skills and knowledge in this niche market since selling our first three-family home in 1996. Since we are owners ourselves, we know from personal experience that investment homes require a far different type of marketing strategy. Buyers looking for multi-family homes have very different needs and concerns. Many brokers are unfamiliar with dealing with tenants, compliance & liability, income & expense anaylsis, selling points, or addressing the unique concerns of investors. Don't expose yourself to unneccessary risk by dealing with inexperienced brokers in this field. Call and find out how we can help you and your bottom line with investment & multi-family properties.

Zero/Low Down Payment Mortgages

The biggest obstacle to buying property for most people is the perception of needing a 20% or 30% down payment. The fact is there are dozens of programs available for owner-occupants and investors to not only finance up to 90%, 95%, or 100% of the purchase price, but also allow for reduced documentation or stated income if you are self-employed or in other situations where full income documentation is difficult. How much property would you own if you could pay ZERO down? Let us help you find out.

Buyer Agency

Buying property without a buyer agent can be compared to going to court without an attorney representing you. Your buyer agent must advocate for your interests in negotiations, be loyal and maintain complete care and confidentiality, disclose all that can be used to your advantage, and save you significant money. Too often, buyers call in response to an ad or sign to speak with the agent listing that house for the seller, then end up buying property through that broker instead of with someone who will represent them. Buyer agency costs you nothing, and our Preferred Buyer Program highlights the money-saving advantages that make the process of buying a property smoother & headache-free.

Credit & Bankruptcy Issues

This is one of the most misunderstood issues among American consumers today, which unfortunately prevents those who might otherwise buy a home or investment property from acting. In many cases, people who have had a year or more pass since their bankruptcy discharge CAN buy a home. Moreover, those who have had bumps and bruises on their credit can easily become homeowners with a little smart work. Dealing with credit issues and helping those who otherwise would not qualify for a mortgage opens up an entire segment of the market to sellers looking for buyers. Our experience in helping remedy tough credit problems and obtaining financing for the hard-to-qualify makes us a valuable asset to all our clients.

1st Time Home Buyers

First time homeowners have special needs that are similar to investors' needs. They seek the right property for them, have concerns about obtaining a mortgage and affording monthly payments, need to know about closing costs, and require guidance regarding negotiating. They also need coaching on finding the best terms to fit their needs. A property's condition is a concern, so they'll need help dealing with inspections and structural issues. Hidden costs are also a source of worry, as well as the fear of making expensive mistakes. Our experience will save our clients money.

Foreclosure Solutions

We have helped stop foreclosures and we may be able to help you also. Whether you are just a week away from being auctioned off, or you've just missed your first payment, we have a multi-faceted approach for tackling foreclosure problems. People in this predicament are often preyed upon by unscrupulous investors without a real estate license who either exploit or otherwise treat homeowners unfairly. We are licensed brokers with a team of attorneys, investors, and contacts in the mortgage industry who can be of help, and understand that this is an extremely stressful time for you. Do not act rashly to relieve what must feel like tremendous short-term pressure! Talk to your attorney, and also talk to us --e can help!

Property Income & Expense Analysis

We can generate an analysis of a property's income & expenses. This is the single best way to sell an investment property, and for a buyer to decide if a property is right for their needs. Too often, this is something agents and even sellers cannot provide.  Let J. Philip Real Estate's experience & expertise assist you with this analysis.

Areas We Serve

We are a property type-driven company, more than a location-driven one. If you have a residential, multi-family or investment property to buy or sell, we can help you in Yonkers as easily as in Newburgh and Connecticut.

We serve Westchester, Putnam, Dutchess, Orange & Rockland, Ulster, Sullivan Counties, the Bronx, and
Fairfield & Litchfield Counties, CT.

J. Philip Real Estate serves more counties in the NYC suburbs than larger firms do. Our main office is based in Westchester, where the pool of most likely buyers of properties in this and surrounding counties is located.

* It should be noted that FHA guidelines strictly forbid the resale of homes for inflated prices. Any home purchased and resold within a 12 month period of time may be subject to a review appraisal to ensure that it was in fact legitimately purchased below market value, rehabilitated or otherwise removed from distress, and resold at fair market value. That is how the term "flippping" or "to flip"is used for our purposes. Illegal "flipping" is the purchase of a home and quick resale at above market value, especially if the remedy to remove the property from distress is inadequate. Any individual or organization who solicits our services to aid in illegal activity is hereby informed that we will decline and report our findings to the proper authorities. Home ownership is too important to the American Way of Life to tolerate fraud. It is our belief that the free market can and should allow the investor to be able to buy and sell property for a profit, and we are happy to work within legislated guidelines to ensure the absence of fraud and observance of fair housing laws in the pursuit of profitable investing.

** The needs of
first time homebuyers are actually quite similiar to those of the Real Estate Investor. Their chief concerns center around affordability, financing, anticipating hidden expenses, and "making the numbers work." Investors also need to do their due diligence on inspection of the property's condition, to ensure future structural integrity and sound mechanics.  First-time homebuyers do so also. J. Philip has helped hundreds of first timers buy their first home.

All commissions and fees are negotiable. There is no such thing as a "standard" commission. This site is not intended to solicit the listings of other brokers. If you are under contract with another broker, we cannot discuss real estate with you. We can talk about the Yankees, the weather, labrador retrievers, recipes, and gardening, however if you want to discuss real estate while under contract with another broker, we will refer you to your broker. We respect the contractual relationships of other brokers and thank you in advance for your understanding.
