First, we prequalify you for a mortgage to determine how much you can spend. The lender will issue you a PRE-APPROVAL LETTER that you can keep and use throughout the process. You will also be given a GOOD FAITH ESTIMATE, which gives an accurate calculation of your down payment and closing costs, so you know exactly what you need to close, and don't have to suffer any last-minute surprises at the closing table.

Next, we determine exactly what type of property you have in mind. You have dozens of specifics to choose from -- location, square footage, school district, style, lot size, number of units or bedrooms, and more. We give you a complimentary list of properties immediately, then set up no-pressure showings of  properties you'd like to see. You never have to deal with listing agents because they represent only the seller.

Once in the program, you'll receive:

  • Instant Notification of any new listings that fit your criteria, by email or fax.  You'll know about properties as soon as they are listed, BEFORE they are advertised. Our Auto-Notifier is a powerful tool where the instant any listing agent enters a property for sale onto the MLS (Multiple Listing Service) database that matches your criteria, our software emails you that listing. You are virtually guaranteed of never having to hear, "Sorry, it was already sold!"

  • Pressure-Free Showings.  Be among the FIRST TO VIEW a new listing and make an Offer before other buyers not in our program.*  We arrange for private, pressure-free showings.

  • Free Professional Buyer Representation throughout the entire process.  We work for you, not for ourselves or the seller!  When a house is sold, we are paid by the listing broker from commissions paid them by their seller.  As buyer, you never pay extra for our representing you. 

  • Consistent Communication with us about any of your needs and concerns. 

  • Worry-free Negotiations with the seller. We coordinate the entire process for you to expedite a smooth, worry-free closing, including handling appraisals, inspections, clearing mortgage conditions, and troubleshooting.
