I just closed on this house last week.  This transaction represents what buyers should expect when searching for a home in Westchester County.  Our market is extremely hot right now and multiple offers are a part of most deals.   My buyers experienced this first hand and realized that this is no longer the buyer’s market it once was a couple years ago.  They knew this house was “the one” right off the bat and decided that they would have to go all out if this was to be their new home.  In order to do so, they offered slightly above asking price.  They had to.  There were other offers on the table and anything less would not have been accepted by the sellers. 

 This is a cape cod style house built in 1954.  It was an estate sale so it was quite outdated.  However, its condition was immaculate both inside and out.  The landscaping is beautiful.   The entire house features hardwood floors.  Its location is excellent as it is only minutes from the train, highways and shopping.  It turned out to be a great purchase for my buyers.  Not to mention, it appraised for $15,000 more than what they paid!       

 In mid Westchester, it’s difficult to find your ideal house in the $400,000 range.  If you do, it is important that you move quickly and present a fair offer.  There is no doubt that if you try to lowball the seller in this market, you will lose out on the house.  My advice is this… remember that your goal is to find a new home for you and your family.  Your goal is NOT to look around to find a “steal”.  In this market, you won’t.  I say this because I see buyers lose out on homes that they love because they won’t offer fair market value.  If you don’t, someone else will.

    Totally agree Tom. This is something I am seeing more and more. Buyers who snooze will loose. I call for showings on houses that are a week on the market, in perfect condition and find there are already offers. Same holds true for rentals. There was one rental I called on that already had 10 bids! If you see something you like, have to see if quick and bid on it faster if its your dream home.
