What 400 To 500K Will Get You In Cortlandt Manor

Are you thinking of moving to Westchester County, but want to avoid some crazy high taxes as well as superbly high purchase prices?  Come up to the Northwestern most corner of the county to Cortlandt Manor where you can find a reasonably priced home without breaking the bank.  While Cortlandt is on the northernmost border of Westchester County, it’s not difficult at all to make your way to NYC every day if you work there or find things to do on the weekend.    


If you commute, the Peekskill or Croton Harmon station (if you need to park) will get you to the city in 45 minutes to an hour on the express line. If you enjoy hiking, there are multiple State Parks within 10-15 minutes of the town center.  If shopping is your forte, you have 2 shopping centers in town, the JV mall a few minutes away, and are about 30 minutes from White Plains and The Palisades Mall which have every store your heart could possibly desire.     


Alright, so you’re in love with the town now, right?  What about what you can get for your money?  If you’re looking to spend around the average of what a home costs in Westchester, 400-500K, here’s a good idea of what you’ll get.  I recently sold 91 Eton Lane in Cortlandt Manor for $444,000.  It’s a 3 bedroom, 1.5 bathroom 1,900 square foot, well maintained Colonial home on an extra lot, giving it a total of 1.5 acres.  2 of the bedrooms have access to their own Romeo and Juliet style balconies so you can overlook your property and wait for your lover to come to you.  In addition to all of this, the house also has a 3 season room, above ground pool, and a separate 2 car garage with tons of storage.  The taxes for both lots combined were about $17,834. I know, that seems high, and that’s what happens if you leave taxes unchecked for a while, but, they are in the process of being grieved, and after the grievance, they will be $15,612, which is more reasonable for the area.
