Always Do A Walk Through Just Before Closing

Why walk through the day before closing?

A final walkthrough the home before closing is very important.  It should be done about 24 hours before closing.  You want to address any potential problems before finalizing the Purchase of the home.  This is especially important if there have been any major events, like a severe storm, since you saw the home last.  Once you close on the home, previous owners are not obligated to fix new damages that may have occurred.

Here is your walkthrough check list:

1. Is the heat and air conditioning working?

2. Flush the toilets, run the faucets – is everything okay?  Check for leaks.

3. Are the light fixtures that were not excluded still there?

4. If there has been a storm, make sure that the trees are still standing.

5. Turn all light fixtures on and off.

6. Check all major appliances.

7. Test the garage door openers.

8. Flush all toilets.

9. Open and close all windows and doors.

10. Do a visual spot-check of ceilings, walls and floors.

11. Check the status of any agreed-upon repairs.

12. Check screens and storm windows. If they’ve been stored, make sure you know where they are and that they’re in good shape.

13. Look in storage areas and basement to make sure no trash or unwanted items remain. Old paint cans or hazardous materials are often left behind.  

14. Check the grounds.  Are those beautiful shrubs still there?

15. Is there a pile of tires next to the house?  If so, have them get rid of them.

Invest half an hour of your time before closing.   You don’t want to spend the first weeks in your new home cleaning up or making unexpected repairs.
