Are You Planning On Selling Your Home

Selling a home in the Spring is historically the hot season for selling a home. 

So if you are considering putting your home on the market, now is the time to get your home ready for the market. 

There are many buyers out there hunting and a few a frustrated with the inventory. Many have already seen everything in their budget in areas they prefers. 

With February coming to an end in a few days now is the time to start getting your home ready. 

Coming up with a game plan is key. Over the next day or two put some thought into what your home needs. Hire an home organizer, ask a home stager for a consultation, and/or start cleaning. You could also make a list of things to do, things to throw away to declutter or place belongings in storage and so forth. There is plenty to do.

Keep in mind a messy, dirty, untidy home will cause buyers to notice every flaw. Don't let that happen to you. It could cost you hundreds and thousands of dollars. 

Start now. Don't wait. Get ahead of your competition. In fact study the current market by asking a real estate agent to swing by and go over the market. Educate yourself. Prepare yourself. 

Buyers are on the Internet looking for new homes that pop on the market daily...and some may be obsessed with this and doing it multiple times a day. The good thing for sellers in Westchester County is that the market is improving. And more and more people and moving to the area. In fact, between 2013 and 2014 the difference in population, according to the United States Census Bureau, between the years was an increase of about 50,500 people. 

Home values are increasing and believe it or not the market is shifting a little bit every day in the favor of sellers. Read this article from Westchester Magazine called "Good New For Westchester's Real Estate Market".

See below for a number list of things to do to get your home ready for the Spring Market:

1. Clean everything. 

2. Declutter

3. Have a plan for your pets. What will you do when showing appointments are made?

4.  Same goes for yourself and others living in the home. Understand some buyers are not comfortable with home owners/tenants being present during showings. 

5. Paint. A fresh coat of paint can go a long way. 

6. Fix items that are broken. A good idea may be to hire an inspector prior to placing your home on the market. It is always nice to catch problems before a buyer or inspection hired by a buyer does.  

This next list is to note a game plan for tending to:

1. Exterior: Figure out what items need to be repaired, replaced, painted, cleaned or washed

  • ex. gutters, siding, doors, shutters, screens, windows, fence, outdoor lighting, doorbell and so forth

2. Landscaping: Make your yard appeal stand out

  • ex. remove dead or ugly plants, trim over grown plants, seed lawns, de-weed, and fix broken fence, gazebos, fountains, etc. 

3. Clean Rooms: Leave no room behind. 

  • ex.clean door handles, doors, windows, baseboards, ceiling fans, carpets (or replace them), hardwood floors (or replace, buff), empty trash cans, toilet, bathtubs, and make your beds

4. Kitchen: Kitchens are sometimes the most important room. You must tend to the kitchen.

  • ex. empty sink and dishwasher, clean appliances and fixtures, try not to have odors, organize cabinets and keep little on counter tops

5. Bathrooms: This is another important room that can make or kill a deal

  • ex. wash toilet, sink, tub, and empty laundry, have nice shower curtain, make sure toilet works properly and clean mirror

6. Closets: People will want to know what is behind every door. They will open doors. 

  • ex. again declutter and make sure doors open properly

7. Laundry: A laundry room is very appealing to buyers but is often an overlooked selling feature of sellers. 

  • ex. keep laundry baskets empty, eliminate odors, wipe down appliances, clean sink, clean counter tops

8. Attic/Basement: Even if your attic or basement is unfinished you need to pay attention to these areas. 

  • ex. place humidifier if needed, paint walls, tidy up and organize, paint concrete floors a neutral color

9. Heating and Cooling Area: This is another area that sellers don't tend too and an area that they should. 

  • ex. label equipment to give idea of hold old things are (i.e. hot water heater, boiler systems, etc)

10. Garage/Shed: This is another important point that can make or break a deal. 

  • ex. sweep and power wash, organize, put tools up, place items on shelves

And as you can imagine this list is just the beginning of what it will take to get your home ready and stand out against your competition. Careful planning and prepping is key. You need to make your home sparkle by scrutinizing every aspect of your home because that is what buyers will do. It is going to take a lot of work to declutter, clean, depersonalize, rearranging, remedying problems and so forth.
