Downtown New Rochelle Getting An Exciting Facelift

Downtown New Rochelle Getting An Exciting Facelift

As a downtown New Rochelle resident myself I am excited over the ambitious redevelopment plans headed by RDRXR (a joint venture by Long Island-based RXR Realty and Renaissance Downtowns). The city, Westchester's second largest city, seeks to implement a major facelift over the next several years. I believe the project is to start in the next year or two.

From the looks of things, the plans to downtown New Rochelle is going to be quite ambitious and exciting. The area around the Metro Station (I heard 11 acres to be exact) along Main Street and Huguenot is going to be the heart of the change. This according to this website that I am summarizing for this blog of mine.

The look and feel of downtown is going to change bringing in an economically diverse development thanks to new housing and retail. When all is said and done, people visiting downtown will find a well-designed pedestrian friendly space to enjoy and they will also be able to enjoy lots of green space as well.

According to a press release from December 15, 2014 here is a list of some of the changes to expect (see link below):

  • a new library

  • a glass atrium at the train station to create a community gateway

  • medical offices along Garden Street

  • parks

  • plazas

  • a cultural arts center.

And here are some things that may be occurring pending approval and of course discussion must also begin for most of the items listed below

  • new zoning may be possibility that could allow for more development. However plans and such for this I do not believe have been established as those in charge of the development of the downtown would need to work with neighboring property owners and businesses to entertain this idea.

  • An office in downtown, possibly off North Ave will be open to the public to answer questions and pass out information. This office will also where meetings and public events occur geared at raising awareness and money about the future of the downtown area.

  • The Ruby Dee Park is forecasted to be the likely home to a new public green space that may enjoy a new library, cultural center and outdoor theater.

  • The area around Garden Street may see a facelift as well with new medical offices

  • Plus New Rochelle may also become home to a new and exciting hotel.

  • In addition to all of this New Rochelle's downtown will potentially see an increase in housing apartments, medical offices and shops. New Rochelle just has to figure out some zoning issues and restrictions.

And with all these potential changes to New Rochelle, the city will see some other exciting economic changes such as (found on this article)

  • new jobs (temp and permanent: i.e. contractors, construction, help desk, leasing professionals, retailers, etc)

  • an increase in tax revenue as well can be expected

The City of New Rochelle says tax payers will not have to worry about the burden of footing the bill, which is nice to hear, but only time will tell. And of course the progress of this plan to redevelop New Rochelle's downtown (I am sure) will be carefully analyzed.

Since I moved to the city in 2010, I have heard of such plans circling around here and there from time to time. I have also heard from other New Rochelle residents that such plans are not new to New Rochelle. Such plans unfortunately have have come and gone.

But I must say I am optimistic that this will occur. This is my opinion. I am just not sure exactly when it will happen...though I believe it will be in the next 1-2 years. I truly believe the wheels are turning and someday soon residents will begin to feel and see changes being made. I, for one, can't wait.
