When Should I Start Looking For My New Home

When should I start looking for a new home? It seems that a lot of people worry about starting too soon or starting too late. It is true that coordinating dates on your home purchase with the rest of your life can be challenging. How do you know what to do? Most real estate closings here in New York take at least 90 days. Yes, your aunt will tell you about one that took a month and neighbor Suzie will say it took her 9 months. Why so much variation? Because there are many things that influence how long it takes to close a real estate deal. What to do first? The first thing anyone interested in buying must do is to assess their financial situation. Whether you do this by assuring you have proof of funds if you are paying cash or contacting your bank or mortgage broker, it is essential that you know what you can purchase. Your real estate agent can refer you to someone to help you in this area. You should have an idea of where you want to live and what you want in a home. You will see many things and if you know what you absolutely must have, it will help you and your agent find the right property for you. Please remember that the condition of a house will greatly affect its value. The condition can change. The location cannot. The basic footprint, the square footage of a home is static for the average buyer. How you configure that space inside the exterior walls is something we all watch on HGTV, whether we are up for that or can afford that in real life is another matter. The spring market is something that has taken on a life of its own. There are good homes for sale year round. There are bargains year round. You do not need to wait for the “spring market”. In fact if you start earlier, you will have a jump on the competition because you will already have determined some of your possibilities and exclusions before the crush. The correct time to start looking for a home is when you are ready, the sooner the better. Waiting until you have 2 months left on your lease, not so great, you may end up without what you want.
